Oceanview Homes Currently for Sale

This page contains the link to see the interactive listing reports for all of the Oceanview homes currently listed for sale in the Multiple Listing Service.  This link is updated daily.  For the purposes of this blog, and in order to effectively research the MLS database, I have defined Oceanview Homes as having a legal description beginning with either “Oceanview” or “Flying Crown”.  Click here to access interactive listing reports for each of the Oceanview homes currently for sale.  Once you’ve clicked on the link and are on the site, click the MLS # to see the complete report for each listing.     How is the private use Flying Crown Airport landing rights calculated in the price of a home?

      The answer to this question depends on several factors. There are two homeowners associations representing 69 Oceanview/Flying Crown homes with airstrip privileges. Of these homes, 22 are located on the airstrip allowing planes to be parked in the backyard or hanger with direct access to the strip from the home. The other homes with airstrip privileges are located various distances from the strip (all within easy walking distance) with various ease of access. The homes located on the strip definitely have greater value. In a transaction I was involved with a couple of years ago, the appraiser gave a $20,000 value addition to a home located on the strip. The reality is that it is what that pool of buyers out there is willing to pay extra for the airstrip location….and that could easily be more than $20,000, depending on location on the strip, width of the lot/strip junction, room for tiedown, whether or not there’s a hanger or room for one, etc, etc.
      Homes that are off strip with privileges may have anywhere from near zero extra value to $10,000 or more depending on location. Many times, it’s non-pilots buying these homes and sometimes to them, they’re not getting anything but an extra annual payment for a privilege they won’t be using.

    How do you find out which homes have airport rights?

      The Resale Certificate, provided to home buyers as part of the purchase process, lists the addresses of all homes within the association with tiedown privileges. The Flying Crown Homeowners Association, which has 50 homes, comprises the southern half of the airstrip. The Oceanview North Runway Homeowners Association, which has 19 homes, comprises the northern portion of the airstrip. I have supplied you with a list of all of these addresses via a separate e-mail.
